How many tiles do I need?
Multiply room length Γ— width to get square feet. Divide by tile area in square feet (a 12Γ—12 tile is 1 sq ft). Add 10% waste. So a 10Γ—12 room (120 sq ft) with 12Γ—12 tiles needs ceil(120 Γ— 1.1) = 132 tiles.
How much waste should I order?
10% for straight-lay; 15% for diagonal or herringbone; 20% for very irregular rooms. First-time DIYers should add 5% on top of these standards. Always keep at least 5–10 extra tiles for future repairs.
How do I calculate square footage?

Should I tile under the toilet, vanity, or fixtures?

Waste allowance
Percentage extra ordered to cover cuts, breakage, and color matching. Standard 10% for simple layouts, more for patterns.
Lippage
The height difference between adjacent tiles. Excessive lippage (over 1/32 inch on standard or 1/16 inch on large-format) is a quality-control fail and trip hazard.
Thinset / mortar
The cement-based adhesive used to bond tiles to the substrate. Standard thinset for most ceramic; modified mortar for porcelain, stone, and large-format.
Grout
Filler between tile joints. Sanded grout for joints over 1/8 inch; unsanded for thin joints, glass, and polished stone.
Substrate
The surface the tile is installed over. Cement backer board (CBU) is standard for wet areas; uncoupling membranes (Schluter Ditra) are common for floors.
